Temporary Energy Centre for 762-Home New Build Development


The Challenge

A large-scale new-build development comprising of 762 homes, required a robust temporary heating solution capable of supplying heat across multiple phases, including early-stage construction and the live show homes.

Traditional temporary heating options could not provide:

  • The scalability required to match the gradual build-out of the site.
  • The reliability needed for a complex multi-zone heat network.
  • The engineering flexibility for bespoke client requirements such as custom telemetry, chemical-free water treatment, and integration with client heat metering.

The client needed a partner with the capability to design, build, install, and manage a fully bespoke, scalable temporary energy centre that would evolve with the site.

Cross Rental Services Solution

Cross Rental Services designed and installed a custom-built temporary energy centre, engineered specifically to support the phased development of this project. The solution was created from the ground up to be scalable, highly reliable, and fully integrated into the site’s heat network strategy.

Key Elements of the Engineering-Led Solution:

  • 4 × 100kW modular boiler units 
    Utilised to deliver a high turndown ratio, enabling heat output to scale up seamlessly as new plots come online.
  • Bespoke plantroom container 
    Custom-built to house all ancillary equipment, including:
    • Manifold header for connecting modular boiler units
    • Heat exchanger for hydraulic separation from district system
    • Twin-head pump sets on primary & secondary
    • Primary side buffer vessel maintaining 65°C on secondary side flow
    • Primary system expansion
    • Chemical-free water treatment
    • Pressurisation unit for district network
  • Fully fenced compound 
    With integrated sound attenuation, lighting, and secure access to support safe 24/7 operation.
  • Technical commissioning support 
    On-site engineering teams worked closely with the client to problem-solve and support commissioning of HIUs, including provision of heating for the site’s show homes.
  • Temporary electrical distribution 
    Designed, supplied, and installed to meet project power requirements.
  • Client heat meter installation 
    Integrated along with custom remote telemetry, including a special request for power-loss alarm functionality.
  • Enhanced insulation 
    Additional insulation installed within the boiler modules to improve heat retention and efficiency.
  • Fuel management
    Fully managed diesel supply of Industrial Heating Oil to ensure continuous operation.

This was a deeply collaborative project, delivered by an integrated Cross Rental Services team including the Technical Director, Build Project Manager, Customer Service Manager, and Sales Manager; ensuring the installation met all mechanical, electrical, logistical, and client-specific requirements.

The Outcome

The bespoke temporary energy centre provided this new build housing development with a future-proof, phase-ready heating solution that aligned perfectly with the development’s construction schedule. The modular design meant heating capacity could be increased smoothly as each new section of housing was completed, eliminating downtime and ensuring continuous, reliable operation.
